About the role
The Development/Senior Development Manager will strengthen our in-house Development team and support an active and growing pipeline of high-quality new care home developments.
This is a hands-on client-side development role, capable of independently owning developments through the full development lifecycle, from feasibility through planning, design, procurement and construction to practical completion and handover to Operations.
The role should be comfortable taking ownership, driving multidisciplinary teams, resolving issues and bringing recommendations and key decisions to the Development Director.
About the role
- Feasibility and development due diligence.
- Development appraisals, business cases and investment decision-making.
- Planning strategy, pre-application processes and planning applications.
- Appointment and leadership of architects, planning consultants, QSs, engineers, project managers/EAs and other professional consultants.
- Design development and management through planning and detailed design.
- Procurement strategy, tendering and contractor appointment.
- Commercial management, including budgets, cost plans, change control, VE and development risk.
- Client-side leadership during construction, including confidently challenging consultants and main contractors.
- Programme, cost, quality and risk management.
- Practical completion, commissioning and successful handover to operational teams.
- Managing several developments concurrently and reporting effectively to the Development Director.
What we are looking for
- Proven experience of working in a Development Manager / Head of Developments / or Senior Development Project role.
- Experience of working with Planning departments and structural engineers and architects.
- Working with Third party contractors and managing end to end tendering processes.
- Previous experience of working in a healthcare setting (Care homes, Retirement villages, Private or public hospital buildings.
- Willingness to travel to various sites around England and Wales for new and existing projects.
